It wasn’t that long ago I wrote about a salmon camp complete with private beats of river for sale in Scotland. Well, that was definitely a bit out of my price range, but this place on the Beaverkill River in Roscoe, New York might be a nice compromise…

Rather pretty, but nothing too fancy indoor or out…

But this is what we’re talking about…

From the Listing:
Located on the banks of the famed Beaverkill River, in the charming hamlet of Cooks Falls, this single story ranch home is quality through and through. Three bedrooms and two and a half baths with an open living, dining and kitchen area that is absolutely perfect for entertaining friends and family. The interior has heated floors, woodburning fireplace, en suite bathrooms for every bedroom, an attached heated garage and so much more. The exterior boasts hardyboard siding, vegetable and flower gardens, a large back deck and a front porch made for siting. Overlooking your own private riverfront on the Beaverkill River it is just pure bliss.
Yeah, I think I’m gonna need one of those!
It’s beautiful alright, however every place has a drawback. A campground owns the lot next to this house. It is where they store campers and prepare firewood. They stack large trees and the unused campers right on the property line. It is difficult to even see out of the driveway. So as long as you dont look out of the house to the left, it has beautiful views. Another thing, from this house down another mile or so, the river is private. You can only fish your property, and people do not tend to share.
Argh…. too good to be true. My dreams of a fly fishing cottage are foiled!!!
Seriously, do appreciate the additional info. I wasn’t really planning on buying it, but it’s always interesting to see beyond the glossy realtor photos…
Well, Mr. Anonymous, you’re certainly familiar with the area and while not wrong, have left some important details omitted that may help shine some more light on this particular property for some people.
This riverfront is just downstream from Painters bend and does offer plenty of river to fish upstream. Also, the neighbor “campground” may also be open to selling as well.
